The Story
Nike is known for pushing boundaries! And their retail spaces are no exception. As part of a major investment in a new flagship store at Oxford Circus, Nike needed a temporary home to maintain their physical presence during the build.
The solution? A short-term relocation across the square to an existing building. While the structure was in place, the internal systems needed serious attention to meet Nike’s high standards for staff comfort, customer experience, and energy performance.
Bry-Kol were brought in by the lead contractor and mechanical consultants to take charge of all mechanical works, and they needed us to act fast!
That’s where Bry-Kol stepped in.
The Brief
Brought in by the main contractor and mechanical consultants, our role was to provide full mechanical support across this fast-track commercial fit-out. That meant:
- A full mechanical system validation to assess the condition of existing HVAC plant
- Targeted repairs and recommissioning of equipment to bring it back to life
- Mechanical system alterations to suit the new retail layout
- Integration of new systems where required
- Full testing, commissioning, and handover – all within eight weeks
Our goal? To deliver a smooth, comfortable and energy-efficient environment, and most importantly without any delays, drama, or disruption.
The Challenge
This wasn’t just any retail job. It was Oxford Circus! One of the busiest junctions in London and it came with all the pressure and pace you’d expect.
Some of the hurdles we tackled included:
Legacy HVAC systems that needed careful validation and updating
A tight 8-week turnaround to meet Nike’s trading deadlines
Real-time site collaboration with multiple trades and consultants
High expectations around airflow, temperature control and comfort
All while working in a live construction environment, with plans evolving daily.
Our Approach
We started with a full mechanical validation survey, carefully inspecting the building’s air handling units (AHUs), fan coil units (FCUs), and ductwork.
From there, we:
- Carried out HVAC repairs and recommissioning to restore performance
- Installed new ductwork and adapted existing layouts to support the store fit-out
- Made smart system alterations to ensure even airflow and efficient temperature control across all zones
- Worked closely with on-site teams to stay aligned and on schedule
- Delivered a full commissioning process – leaving the site ready to go
